FLOOR PLAN MEASUREMENTS
From the initial pre-design site review, to key construction milestones, and project competition, we can provide CAD-ready measurements and visuals to help support your next residential and commercial renovation project.
Accurate Measurements:
We use a LiDAR-powered system developed in Waterloo, Canada for collecting accurate on-site measurements. This system was designed for use in the real estate and architecture & remodeling industries and can achieve an accuracy of 0.5% or better for length measurements.
Efficient On-Site Capture:
LiDAR measurement data and 360 panorama images are captured simultaneously on site. This information is then be used to generate floor plans of the space as well as a virtual walkthrough tour of the property.
Flexible Deliverables:
Floor plans for the property are delivered in PDF and CAD formats. A DXF point cloud file is also be provided for client reference. More advanced features such as reflected ceiling plans and premium floor plans containing fixture locations can also be provided upon request.
Equipment Tags:
Photo tags of HVAC equipment, electrical panels, and other major appliances or fixtures can be captured on site and incorporated into the virtual tour.
Pre-Construction:
Collecting existing floor plan measurements at the start of a residential or commercial renovation project can provide valuable information to help kick-start the design process. Key information such as the interior layout of the property, room dimensions, and location of key fixtures can be collected in a single site visit, with a high level of accuracy compared to manual measurement techniques. The floor plan measurements are accompanied by a virtual tour, providing designers with visuals of all scanned areas, in a more efficient and user-friendly package compared to standard site photos.
Progress & Post-Construction:
Once construction is done, a property can be scanned to confirm as-built room dimensions and layout. An HDR virtual tour can also be done to showcase the finished project in the company's portfolio. Progress scans during construction can be a useful way of documenting the condition of the project at key stages (foundations, framing, electrical & plumbing etc.).

01. How long does a typical floor plan scan take on site?
The on-site scanning takes about 2 hours to complete for a typical property under 4,000 ft2. Larger properties, or properties with more complex floor plans can require more time on site.
02. What is the standard turnaround time for the floor plans?
For most properties, floor plans can be provided within 5 business days after the on-site scan is complete. Larger commercial spaces over 10,000 ft2 can take longer to process.
03. What deliverables are provided for a floor plan scan?
The finished floor plans for the property are provided in PDF and AutoCAD DWG format. A DXF file containing the point cloud from the laser scan is also provided. Floor plans can be provided in both metric and imperial units.
04. What is the cost of floor plan measurement services?
Basic 2D floor plans start at approximately $500 for properties under 2,500 ft2. Please contact us for more detailed pricing information.
05. What is the accuracy of the floor plan measurements?
We use a laser-based measurement system that provides a 0.5% accuracy for length measurements and 1.0% accuracy for area measurements. This meets or exceeds the allowable 2% uncertainty specified by both RMS and BOMA standards for area measurements.
06. How do I prepare the property before a floor plan scan?
Ensuring all areas of the property that need to be scanned are accessible is key for a successful scan. In most cases, the scan can be done without moving existing furniture / property contents.
07. What is your typical service area?
We service the Ottawa area including Nepean, Kanata, Barrhaven, Orleans, Stittsville, Kemptville, Hull, Gatineau and Aylmer. We are happy to take on work beyond the Ottawa area, although some travel fees may apply.
